The waste that results from plans that have not been fully value- engineered and detailed not only increases material and labor costs, but also impacts the request for information (RFI) process, change orders, variance purchase orders (VPOs) and construction delays. The amount of exposure to owners, developers and stakeholders can be enormous and increases exponentially with larger multifamily structures. That's why today's intricate multifamily projects are ideal candidates for the latest Building Information Modeling (BIM) technology developed by Alpine for wood frame structures. Integrated Structural Concepts (ISC) in Phoenix, Arizona, brings a unique collaborative process to the wood frame construction industry. By combining value engineering, BIM, truss design, wall panel detailing foundation and turnkey framing, ISC produces the highest-quality structural plans and synchronizes the installation of all the structural components using the Instinct process. ISC uses VisionREZ software from Alpine and BIM technology to virtually design, value engineer and construct multifamily wood frame structures and foundations. VisionREZ software is a module-based application for both Autodesk™ AutoCAD Architecture and Revit platforms, which consists of tools for architectural design, structural design, framing and manufacturing. "VisionREZ has given my team the ability to solve construction issues in advance of construction, with MEP (mechanical, electrical and plumbing) clash and coordination tools, noted Brad Blissit, president of ISC. "We also use VisionREZ as our wall panel software both onsite and offsite, which has accelerated our structural framing and foundation schedules." The software offers additional benefits as well. "By taking all the responsibility for the process, our plans become the shop drawings for the project, eliminating deferred submittals or extra reviews by the owner's consultants or city plan checkers. Once under construction, our crews install the project exactly per the plans, reducing RFIs and inspection delays," said Blissit. All VisionREZ products are an integral part of Instinct, a residential 3D BIM process designed to facilitate collaboration among construction professionals. Instinct ties the residential computer-aided design (CAD) work of builders, architects and engineers directly to component manufacturing professionals and the practical application of established structural framing practices.
